Terms and conditions and general information.
The
following terms and conditions apply to all land sold by Eco
Woodland Ltd, it’s subsidiaries and all third parties,
agents and bodies acting on behalf of Eco Woodland Ltd.

All land sold by Eco Woodland
Ltd is Freehold Land.
2/
Following receipt of the plot
registration form Eco Woodland Ltd will send the purchaser
legal documentation registering the plot in the names given
on the form, plus a full colour frameable land ownership
certificate, showing site, plot and ownership details.
3/
As it is your property you do
not have to inform Eco Woodland Ltd if you wish to transfer,
sell or rent your plot. It may be bequeathed if wished.
4/
Eco Woodland Ltd do not retain
any claims or interest in the sold plots in any way
whatsoever. You have rights of access over neighbouring
plots to get to your land, and plot owners have similar
rights over your land. The land is freely accessible at all
times, and we encourage owners to visit and explore the
beauty of the land, wildlife and fauna.

There are no further charges,
costs or payments now or ongoing due by the purchaser.

Land is not subject to VAT. The
land is the only purchase, the DVD and packaging are for
information only and have no intrinsic value.

Government Stamp Duty is
currently only payable on land purchases in excess of
£125,000

Referrals: If you recommend a
friend who subsequently purchases a plot of land you will be
sent a credit note for 10% of the price paid, redeemable
against future purchases of land .
This credit note cannot be used
in conjunction with other special offers such as the Land
Owners Club which is already discounted.

Loyalty bonus: If you have
already purchased a plot of land you may deduct 10% from
subsequent direct plot purchases. This deduction cannot be
used in conjunction with other special offers such as the
Land Owners Club which is already discounted

If two or more persons wish to
purchase the same plot of land the first person to supply
payment will become the purchaser.

Eco Woodland Ltd reserve the
right to return payment or substitute a similar value and
size plot if the original land is no longer available.
12/
Once a payment is paid that
price becomes the agreed selling price and will be binding
on Eco Woodland Ltd, even if there are increases to the
price list between customer purchase and completion.
13/
For overseas buyers because of
fluctuating exchange rates the amount owing will be
calculated on the date of completion of the transaction at
that day’s exchange rate.
14/
Eco Woodland Ltd accepts Visa,
MasterCard, Maestro, Delta, Visa Electron, Solo and Switch
cards.
We do not accept American
Express.
15/
If more than one person
purchases a plot(s) of land, that purchase will be deemed a
joint and several purchase.
16/
The transferee must not do or
cause or permit or suffer to be done on the plot anything
which may be or become an annoyance or nuisance or cause
damage or disturbance to the owners for the time being of
the neighbouring plots and retained land.
17/
Our prices allow for us to
incur reasonable legal and solicitor’s costs at no cost to
the purchaser.
However if our legal costs
become excessive, for instance with large plots and/or a
complex protracted overseas purchase, Eco Woodland Ltd
reserve the right to pass on any charges deemed excessive.

Eco Woodland Ltd are not
responsible or liable for any consequences of any actions,
breaches of any covenants, charges, or requirements, if any,
concerning the plot once the plot becomes the legal property
of the purchaser.
19/
Land sold by Eco Woodland Ltd,
unless otherwise specified, is classed as either woodland,
forestry, greenbelt, agricultural or a mixture of same.
20/
Eco Woodland Ltd cannot
guarantee that any planning applications or permissions for
change of use will be granted for any land sold by them.
21/
Eco Woodland Ltd is a strategic
land retailer. Under FSA guidelines neither Eco Woodland Ltd
nor any of its agents or retailers are authorised to give
investment advice to the public, nor does Eco Woodland Ltd
have any role in granting, arranging or guaranteeing
planning, building or development permissions or managing
the land on behalf of purchasers once it has been sold. Eco
Woodland Ltd land is freehold land with all plots fully
registered by Eco Woodland Ltd in the name(s) of the owner
with no future selling restrictions and as such this is not
to be viewed as a collective investment scheme. The plot is
not an investment product and it is intended that the plot
is held by the purchaser/recipient in perpetuity.

Each plot is a minimum of one
square foot in area, its approximate position is shown on
the documents accompanying the Land Deed Certificate you
will be sent following receipt of this form.

Eco Woodland Ltd reserve the
right to retain any payments made to cover
administrative/agents/solicitors/finance costs if the buyer
cancels or does not proceed with the purchase.
(A period of 90 days of
inactivity from the buyer).
If the purchase cannot be
completed solely because of the actions of Eco Woodland Ltd
any payments made will be returned in full.
24/
Eco Woodland Ltd are not
responsible for any losses or injuries incurred in any way
whatsoever by visitors (whether owners or prospective
purchasers or any others) to any of our sites for any
purpose whatsoever.

Office hours are from 9.00am to
5.00pm Monday to Friday if you wish to visit in person.
26/
The Land Owners Club is an
agreement between Eco Woodland Ltd and the customer by which
Eco Woodland Ltd contracts to supply plots of land (one
every three months) over an ongoing period for which the
customer contracts to pay £3.99 per month. The self renewing
agreement can be cancelled at anytime by either party giving
one plot notice (three months in time).
